STEPS TO SUCCESS

STEP 1

PRICING YOUR HOME

The first step to listing your home is having an in-home valuation. Aligning yourself with an experienced real estate broker has its benefits. Joe Rinehart has the pulse of the market and knows what it takes to get the most while spending the very least. He will lay out a detailed marketing plan as well the right pricing strategy. Concluding your appointment, you will be provided a detailed report outlining his services, marketing strategy and a list of recent comparable sales in your area.

HOME VALUE OPTIMIZATION

Quickly and effectively, Joe and team will assist you in increasing your home’s market value with a tailored improvement service. Joe and his home staging team will recommend and even front the cost of select services to revamp your property’s appearance and enhance its desirability. This means less time on the market, with an even higher return on sale. The aim is to prepare your home for an optimal launch on the market. After assessing your property’s needs via a walk-through, we work together in creating opportunities to increase its value and profitability.

STEP 3

QUALITY LISTING IMAGES

It’s no secret, more and more buyers go to the internet in search for their next home. Home staging and photography is integral to any home on the market as it compliments the overall interior design of a structure. It also creates harmony, unity and an inviting environment to visitors. Our talented home staging team has the art of composition and styling. We’re almost ready to list! Once staging and photos are complete, it’s time to create a virtual walk-thru like never seen before. Always progressing forward, Rinehart Realty is now offering 3D virtual tours. Our partners at iGUIDE have provided the latest and greatest technology, offering prospective buyers the ability to view your space from multiple angles. With a single scan, your buyer can automatically create 3D walk-throughs, 4k print quality, schematic floor plans, and so much more. 

 

STEP 5

CUSTOMIZED MARKETING PLAN

Once establishing a listing price, we begin every marketing plan with a coming soon and offer hold strategy. During this 1-2 week period, your home will be syndicated to various and prominent websites including all our PAID social media ads. If successful, your home could sell for 100% – 120% of its current market value. Subsequent to our scheduled offer date, we will continue to provide your listing with a vast presence online with some of the best photography and home staging in the industry. Our digital marketing team leverages social media, email, Google analytics and AdWords. They develop selling strategies and target specific individuals to ensure a quick and easy sale of your home. We also expand our advertising efforts across the country including the GTA region. 

STEP 6

ON-THE GO SET UP

At Rinehart Realty, clients have the convenience of receiving all showing and feedback notification directly on their mobile phone. How does it work? Sellers will be notified the Realtor’s name, company and time they have requested. This easy to use application puts you in the driver seat with full control to confirm, cancel or reschedule a showing time that best suits your schedule. We can also block certain times and customize a showing schedule that fits to your lifestyle.

CLOSING PROCESS​

It’s official, your home is SOLD! If we have made this far, it’s time to tie up some loose ends. As mentioned, from sign up to sign down, Joe and his team will facilitate and co-ordinate every aspect of your sale including the forwarding of all paperwork and documentation to your bank and lawyer. Immediately after your sale, we will walk you through the closing process and even provide a list of useful numbers for the termination of home services and utilities.
