Occasionally, timing can vary due to cooperating brokerages or legal processing, but once the funds are received, they are promptly released to you.
Does this affect how competitive my offer is?
No. The cash back has no impact on your offer or negotiations. Sellers are concerned with price and terms, not how your agent is compensated.
